| 2. | You advise us about your sale, giving details of (a) price agreed, (b) the buyer, (c) buyer's solicitor, (d) agreed closing date, and (e) items included in the sale. | We offer advice and answer any questions you may have. |
| 3. | | We meet you to check your Title and other details, e.g. planning permission, family law legislation, tax implications and maps, etc. |
| 4. | | We draft contracts and submit them with Title details to the buyer's solicitor, and answer any pre-contract queries. |
| 5. | | We receive signed contracts from the buyer's solicitor, with buyer's deposit cheque, queries on Title and their list of documents needed for closing. We update you on developments before signing of documents. |
| 6. | You sign contracts in duplicate in our offices and discuss your preferred closing arrangements. | We now have a legally binding contract for you to sell your home. |
| 7. | | We send one set of contracts to the buyer's solicitor with replies to Title queries, and prepare all closing documents. |
| 8. | You sign all declarations, certificates and deed of sale (to transfer property to buyer) and make arrangements in advance for handing over possession. | We explain the specifics of each document you will sign on closing. |
| 9. | | We liaise with you to agree a closing date to surrender possession of your property. |
| 10. | | We arrange with the buyer's solicitor to hand over all relevant signed documents, property keys, etc., and give an undertaking to pay off your mortgage from the proceeds of your sale. |
| 11. | | We pay off your mortgage in the amount of the outstanding balance (as advised by your lenders) - and pay out the net proceeds of your sale. |
| 12. | Congratulations on the successful completion of your sale. | We take up formal Deed of Discharge of your mortgage, send it to the buyer's solicitor and comply with all undertakings given on completion. |
